A building inspection checks the structural condition of a property, including things like the roof, walls, foundations and overall build quality. A timber pest inspection separately checks for termites, borers and fungal decay, which can cause serious damage and aren't covered by home insurance.
If you're buying, selling, or just want peace of mind about your current home, both are worth getting. They're the only reliable way to know what you're actually dealing with before it becomes an expensive surprise.
Yes. Building inspections must be carried out in accordance with the Australian Standard AS4349.1, and timber pest inspections follow AS4349.3.
A qualified inspector also needs the right licensing, in my case a QBCC builder's licence and a pest management technician licence through Queensland Health. It's not a job for your mate with a tape measure and a torch. The standards exist because a property is too significant an investment to leave to guesswork.
My QBCC licence number is 15455335, and my PMT licence number is 014708026.
A full visual assessment of the property's structure and condition, plus a separate timber pest check for termites, borers and decay, combined into one user-friendly Australian Standards compliant report.
Typically 1 to 2 hours at the property, depending on the size, condition and service booked.
Same day reports are available when payment is received on or before the inspection.
A major defect is significant enough that it needs fixing to avoid unsafe conditions or further damage.
A minor defect is everything else, small and non-urgent.
My reports clearly separate the two, so you know what actually needs your attention.
You'll get a clear report and a personal phone call explaining what was found.
From there, you can use the findings to negotiate price, request repairs, or simply make an informed decision before committing.
Many companies need two separate inspectors and two reports. I'm licensed across both disciplines, so it's one visit, one inspector, and one report. Less coordination, less cost, less waiting, less stress and one point of contact.
