A building inspection checks the structural condition of a property, including things like the roof, walls, foundations and overall build quality. A timber pest inspection separately checks for termites, borers and fungal decay, which can cause serious damage and aren't covered by home insurance. If you're buying, selling, or just want peace of mind about your current home, both are worth getting. They're the only reliable way to know what you're actually dealing with before it becomes an expensive surprise.

You should use a qualified inspector. Building inspections need to follow AS4349.1, and timber pest inspections follow AS4349.3. I hold a QBCC builder’s licence and a pest management technician licence through Queensland Health. My QBCC licence number is 15455335.

Typically 1 to 2 hours at the property, depending on the size, condition and service booked. Same day reports are available when payment is received on or before the inspection.

A major defect is significant enough that it needs fixing to avoid unsafe conditions or further damage. A minor defect is everything else, small and non-urgent. My reports clearly separate the two, so you know what actually needs your attention.
